A home inspection provides a report that shows an itemized list disclosing the condition of the property and any repairs that might be needed.

Most buyers will have an inspection done prior to the purchase of a home. There are some sellers that will have one performed so they can address any issues before listing their home and to make the home sale go more smoothly.   

PHI performs a buyer or a seller inspection performing an examination of the foundation and basement, roof, attic, heating and water systems, electrical and plumbing systems, as well as the general condition of the structure itself. Our inspectors will look for poor construction practices and make note of any repairs that might be required or any general maintenance issues. Importantly, they will also make note of any fire and safety issues that need to be addressed.

Radon Testing

You especially need a radon gas test kit if your house is set up in configurations that invite radon gas from outdoors. There is no way to completely avoid radon – it is a natural part of our world that is not going away. However, knowing your level can help make sure that the people in your home are kept safe from the deadly effects of this radioactive gas using our accurate radon gas test kits.

Termite Inspections

Termite Inspection is another term for a Wood Destroying Organism (WDO) inspection. We look for signs of wood-destroying organisms in the home, including termites.

Pool Inspections

If there is a swimming pool as part of the home you are buying, a pool inspection will help ensure that it is sound and the systems are functional.  This is optional at a rate of $495.

Tank Scans

Underground oil tanks can be a very expensive thing to deal with. By scanning the property for any tanks allows you to address the issue before the purchase of the home.  You can request a scan for $195 with your inspection.
